Single-Family Homes in Manatee County

In August, 650 single-family homes sold in Manatee County, representing a 5.7% increase year-over-year. The median sales price came in at $467,640, down 5.3% from last year, showing a shift in affordability for buyers. Nearly 28.5% of transactions were cash sales, a reminder that cash remains a strong force in the local housing market.

Active listings ended the month at 2,814 homes for sale, which equates to a 4.6-month supply of inventory. While still considered relatively balanced, homes are taking longer to sell. The median time to contract is now 53 days, and the median time to close is 101 days.

The condo and townhome market in Manatee County experienced a slowdown. In August, there were 200 closed sales, down 7% year-over-year. The median price declined 11.7% to $291,250, creating more buyer-friendly conditions. More than half of condo transactions (54.5%) were cash purchases, and sellers received an average of 90.4% of their original list price.

Inventory also increased, reaching 1,396 active condo and townhome listings, or a 6.4-month supply of inventory. Properties are taking longer to move, with the median time to close at 120 days. This signals that buyers now have more time, leverage, and options in the condo sector.
